Fernandina Beach Neighborhoods - The Ultimate Community Guide
Fernandina Beach Neighborhoods are both on and off the main island of Amelia. We have oceanfront, marsh and inner-coastal home and condo communities as well as golf and family homesites. Nassau County is quickly becoming one of the most sought area to relocate. Top rated schools, low crime and year round outdoor living makes it a target area for incoming families.
The southend of the island is home to the Omni Plantation and the Ritz Carleton, the homes in these areas range from large estates, patio homes, townhomes and condos. One of the best things about this area of the island is that it is close to some of our beautiful marsh areas, moments from the beaches and has our beautiful oak canopies. This area also has the most diverse usage homes, with many being second homes or short-term rentals. It is the most popular area for tourists and therefore provides wonderful rental income. Although this area is quieter it still has amenities to include the island’s only Harris Teeter, a multitude of unique restaurants and shopping.
The Historic district is located on the north end of the island and has a mix of new construction homes and turn of the century homes. The downtown area with unique local shops, fine dining and the marina are all located in the historic district.
Off Island communities are mostly new construction homes, larger in size and there are more families in these areas. Off island you will find Lowes, Home Depot, Home Goods, Publix, Winn Dixie and a AMC movie theater. This area is experiencing the most growth.
No matter which Fernandina Beach Neighborhood you choose to call home they are all are just steps away from some of the most beautiful pristine beaches on the East Coast.
