One of the things I tell families moving to Jacksonville is that the price of the house is only one piece of the puzzle. It’s easy to sit at home scrolling through listings and think, “Wow, we can get a lot more house in Jacksonville!” But before you start mentally arranging the furniture, there are a few other costs you’ll want to know about. My goal isn’t to talk you out of the move—it’s to make sure you know what to expect before you get here.
Which Jacksonville Neighborhood Fits Your Family?
If you’re thinking about moving to Jacksonville, one of the first questions you’ve probably asked is, “Where should we live?”
It’s also one of the first questions people ask me when they’re planning a move to Northeast Florida.
And I understand why. You can look at maps, scroll through homes online and read lists of the “best Jacksonville neighborhoods,” but none of that tells you whether an area actually fits your family and the life you’re trying to build here.
When I work with someone who is relocating, I don’t start by handing them a list of neighborhoods.
I start with a much simpler question:
Why are you moving here?
Because that answer usually tells us where we should begin.
Moving to Jacksonville for a Job?
If work is bringing you to Jacksonville, one of my first questions will be where you’ll be working.
Not because you automatically need to live five minutes from your office, but because your job location gives us a logical place to start narrowing your search.
If you’re working near downtown Jacksonville, we may start by exploring areas such as Riverside, Avondale or San Marco, especially if you like established neighborhoods closer to the urban core.
Downtown Jacksonville is also home to major healthcare employers, including Baptist Medical Center Jacksonville, Wolfson Children’s Hospital and Ascension St. Vincent’s Riverside.
If you’re relocating for a position at Mayo Clinic, your search may look completely different. Jacksonville Beach is nearby, but depending on the lifestyle and home you’re looking for, we might also consider Neptune Beach, Atlantic Beach, Ponte Vedra or parts of Jacksonville’s Southside.
Military families stationed at NAS Jacksonville may want to begin on the Westside or look farther south toward areas such as Green Cove Springs rather than automatically starting at the beaches.
If you’re stationed at Naval Station Mayport, however, you’re already on the beach side of the Intracoastal Waterway. Atlantic Beach is practically at Mayport’s doorstep, although home prices there may not work for every budget.
And if your job brings you to Jacksonville’s growing Northside, perhaps near major employers such as Bacardi or Mercedes-Benz, that’s another very different starting point.
The point isn’t that you must live near work.
It’s that knowing where you’re going every day helps us decide which areas make sense to explore first.
Moving to Northeast Florida to Be Closer to Family?
Maybe your move isn’t about work at all.
Maybe the whole reason you’re coming to Northeast Florida is because your people are already here.
In that case, I’m going to start where your family lives.
If your kids and grandkids are in Yulee, it probably doesn’t make much sense to begin your home search at Jacksonville Beach.
If your parents recently retired to Nocatee, we may start closer to them.
If your family is on Jacksonville’s Northside, we’ll look there.
That doesn’t mean you have to live next door.
I’ve worked with people who initially tell me they want to be close to family, but once we talk about it, what they really mean is:
“I want it to be easy to spend time together.”
Maybe you want to help with the grandkids during the week. Maybe Sunday dinner is going to become a regular thing. Or maybe you simply don’t want every family visit to require an hour in the car.
Those details matter when we’re deciding which Jacksonville or Northeast Florida neighborhoods belong on your list.
Retiring to Northeast Florida? Start With the Life You Want
If retirement is bringing you to Northeast Florida, I ask a different question:
What does your next chapter look like?
Retirement means something different to everyone.
Maybe you’re picturing golf a few mornings each week.
Maybe you’ve always dreamed about walking on the beach whenever you want.
Perhaps you’re looking for an active 55+ community with clubs, activities and neighbors who are in a similar stage of life.
Or maybe you’re ready for a smaller, easier-to-maintain home that you can lock up and leave when it’s time to travel.
I’ve also worked with retirees who aren’t looking for a packed social calendar at all. They simply want a comfortable home, a quiet backyard and somewhere to enjoy their morning coffee.
There isn’t a right answer.
The right community depends on the life you want to create—not just the home you want to buy.
Trading Snow for Sunshine?
And then there are the people who don’t need a complicated reason for moving to Florida.
They’ve simply had enough of winter.
If you’re one January morning away from putting your snow shovel on Facebook Marketplace, I understand. 😄
But even then, I’d ask:
When you picture yourself living in Florida, what do you see?
Maybe you’ve always dreamed about living near the beach.
Maybe you want to spend weekends boating.
Maybe it’s golf year-round.
Maybe it’s gardening in January.
Or maybe you have absolutely no interest in living at the beach—you just never want to scrape ice off your windshield again.
All of those answers can lead us in different directions.
If boating is important, we’ll look at areas that make getting on the water easier.
If beach evenings are part of the picture in your head, we’ll start closer to the coast.
If golf is the priority, we’ll explore communities where that lifestyle is readily available.
And if sunshine is really the only non-negotiable, you have a lot of options throughout Northeast Florida.
There Isn't One “Best” Jacksonville Neighborhood
This is why I’m always a little cautious when someone asks me for the best Jacksonville neighborhoods for families.
There isn’t one.
There’s the neighborhood that works for your family.
Where do you need to go every day?
Who do you want nearby?
How do you want to spend your weekends?
What kind of home are you looking for?
What’s comfortable for your budget?
And most importantly, what do you want your life here to look like?
Once we understand those things, the giant map of Northeast Florida starts getting much smaller.
Instead of looking at hundreds of neighborhoods and wondering where in the world to begin, we can concentrate on the handful of areas that actually make sense for you.
