Amelia Island Plantation History
The plantations founder is Charles Frasier, his family was in the timber business and first purchase property in South Carolina where Sea Pines was created. The success of Sea Pines had Charles wanting to expand into other areas for a similar community.
He had first Cummberland Island in mind for his resort like community. The island was basically uninhabited and in it;s natural state so the idea of creating a resort there didn’t sit well with locals. Needless to say Charles had to find another location and landed on the south end of Amelia Island.
In the late 1970’s Charles closed on the property with a plan to keep much of the area natural with density at 1.6 homesites per acre. International tennis stars John Lloyd and Chris Evert, were enlisted to become the face of the community in exchange for property inside the Plantation.
In 1975 the Fraisers sold out to Richard Cooper Investments. Under Cooper additions like the Conference Center, Long Point Golf Club, and Osprey Village were added and helped it become a top tourist destination.

The Plantation has both community HOA’s and Development Fee’s. Typically the master fee is a one time charge at the closing of a home.
